First, we lay the foundation for our relationship by discussing the factors influencing your decision to sell and your expectations of us. Where you will move, how fast you want to sell, and your initial feelings about price are all important considerations that influence our advice. Our goal is to understand your needs and help you set goals and then make it happen.

Next, we help you establish what your home is worth. Our local experience and expertise will pay dividends when recommending the best price after considering all the issues. Each associate is skilled in creating a comparative market analysis (CMA) that will provide an assessment of the value of similar homes recently sold and those currently on the market. This tool is only as valuable as the skills of the associate. All of our associates are working full-time.  We are viewing and selling properties every day in North Idaho and we will evaluate your property and develop a plan to enhance the appeal of your property.
 
Marketing
When you are ready, we will be there to prepare a marketing strategy and approach for selling your home. Unlike large franchise offices, we will custom tailor an advertising program that is uniquely suited to sell your home. We develop a profile of your property, including pictures, to achieve maximum impact in the local Multiple Listing Service. We will promote your property to other professional brokers and sales associates in the MLS.
 At our next office meeting we will present the the qualities of your property to the sales team . A Beebe, McKernan & Daboll sign will be installed on your property allowing buyers to call your agent directly. This helps us track the number of serious buyers interested in your property.  Your home will receive extensive e-marketing to reach buyers on a national basis. An appropriate strategy for print advertising in all applicable local newspapers and trade publications will be discussed.  Our office will work as a team to provide the best opportunity for prospective buyers to view your home.
 
Negotiation with Buyers
All offers will be immediately reviewed and presented. Our associates are skilled to negotiate on your behalf to reach a purchase agreement with terms that are favorable and protective of your interests.
 
Closing the Sale
Your associate will guide you through the multitude of steps in the closing process. We will monitor and inform you of the progress of the transaction, including the satisfaction of all contingencies and conditions during the entire transaction.
 
After-Sale Service
We can represent you as a Buyer’s Agent to find and negotiate on property that you would like to buy.
